Applicable from March 2022 until further notice.

This contract is between the proprietors of The Old Rectory Lanreath and the person (lead booker) booking our accommodation.

Bookings

A booking is not confirmed until the deposit is received. The person making the booking accepts responsibility for the conduct of the party and also accepts the Terms and Conditions of Booking detailed herein.

Payment

A deposit of 20% of the total charge is required to secure a booking. If not received within seven days of the reservation the accommodation may be let elsewhere. The balance will be due not later than 28 days before the date of arrival. Directions to The Old Rectory and pre-arrival information are sent with the receipt for the balance of the payment. Payment can be made either by UK cheques (payable to The Old Rectory - Lanreath) or bank transfer.

Services and electricity charges

Electricity and linen are included in the apartment rental. Laundry facilities incur an additional charge – currently £3 cash is required for each wash load. Drying facilities are available on the East lawn.  A tumble dryer is also available at an additional charge

Arrival and departure

We expect to have your accommodation ready by 4pm on the day of your arrival and are unable to accept arrivals before this time. We ask all our visitors to vacate their accommodation by 9.30am on the day of departure.

Cancellation

Insurance is strongly advised - this should also cover you in the event of illness due to Covid.

You may not be entitled to a full refund in the event of cancellation. Cancellation reasons may include illness, injury or accident, missed flights/trains, vehicle failure, jury service, redundancy etc.

You are advised to use your travel insurance to make a claim in this event. Travel insurance is always recommended.

We are not permitted to recommend a specific travel insurance policy but the following site may help you choose: https://www.which.co.uk/money/insurance/travel-insurance

The amount of any refund depends on the time of cancellation relating to your holiday date and is as follows:
Cancellations more than 28 days before the start of your holiday – full refund less £40 admin fee per apartment booked
Cancellations 14-27 days before the start of your holiday - 50% refund less £40 admin fee per apartment booked( unless we manage to re-sell your planned accommodation to another party – see below)
Cancellations 7-13 days before the start of your holiday - 25% refund (unless we manage to re-sell your planned accommodation to another party – see below)
Cancellations <7 days before the start of your holiday – 10% refund (unless we manage to re-sell your planned accommodation to another party – see below)

In the event of cancellation, we will always seek to re-let the accommodation and where this is possible, will repay part or all of the monies paid depending on the price for which the property is re-let during the originally booked period, less a £40 admin fee per apartment booked.

Cancellation by Owner: In the rare event we need to cancel your booking with us, we cannot be held liable for circumstances beyond our control. We would attempt to find you alternative local accommodation but our liability to you is limited to the refund of any payment already made.

Utility Failure: In the event that there is a power or water outage exceeding 24 hours, a refund may be considered on a pro-rata basis based on the duration of the issue. This is at the discretion of the owners.

Direct bookings benefit from more flexible cancellation terms.
If you have booked through a portal such as VRBO, Holiday Lettings or Air BnB, your stay is governed by the Ts&Cs on the booking portal.

Size of and make up of visiting party

No accommodation may be occupied by more than the number of persons agreed on booking. In certain cases additional beds can be provided at £50 per week but this must be with the express agreement of the Proprietors. There are a limited number of cots available for very young children; but please note that bed linen for cots is not supplied.

Animals

Dogs are accepted by prior arrangement and at a cost of £30 per dog per week (or £5 per day for shorter stays). Conditions of stay will be discussed individually but include precautions to ensure there is no chance of pets introducing any infestation to the apartment or causing damage. We usually accept a maximum of 2 small or one large dog per apartment.

Smoking: We are strictly a no smoking establishment.

Electric Vehicles

We have an EV charge point in the guest car park adjacent to two of the parking spaces.

If you have an electric car and need to use the charger, a separate advice sheet is available and an app needs to be downloaded. There is a charge applicable, and you will need to bring your own type 2 charging cable.
It is prohibited to charge cars using cables draped through windows from your apartment or using any standard electricity point from elsewhere on site. Charging your car in this way is expressly forbidden and any resultant damage will be charged directly to you, including the cost of guest cancellation fees during property closure whilst repairs are made.

Defects, Cleaning and Damage

Deficiencies, damage to, or failure of, any items in the accommodation or on the site must be reported to the Proprietors without delay. Please use the telephone number you have been given to do this. Residents must not undertake repairs. In the event that visitors fail to carry out suitable cleaning on departure or where there is excessive or unreported damage then it may be necessary to raise a separate invoice to cover the costs incurred. Payment is required within 14 days

Liability

The proprietors cannot accept liability for any personal injury sustained by any visitor on the premises or loss or damage to any personal property brought onto the site.
Please note that the swimming pool has no lifeguard and that the paths around the garden have steps and are uneven in places.

Swimming Pool and Gardens at The Old Rectory

The pool is unsupervised and free to residents. An adult member of your party must always closely supervise children – they are not allowed in the gardens without such supervision.

Friends visiting our customers, and wishing to use the pool, must obtain the permission of the Proprietors; if the proprietors are not available no permission is given. If we are full and demand for the pool is high, it is unlikely we can allow additional pool usage by people not staying with us.

Swimmers of all ages must have a buddy either in the pool or on poolside when swimming.

All children must be accompanied by someone over the age of 18 on the poolside or in the water.

Diving is not permitted due to pool depth and we recommend familiarising yourselves with the pool depth profile and safety information before use.

Gates to the pool area must be kept closed for safety reasons.

Details of opening times are displayed in reception (usually 9-7.30pm daily). It is possible that the pool may occasionally have to close during the day if neither Chris nor Julie can be available on the premises or there are issues with water quality etc. If you would like a very early swim, you are welcome to wind back the cover carefully if the pool garden gates have been unlocked. Please be aware that other guests may still be sleeping and that the morning water quality check may not have been made.
No alcohol poolside please.
Pool must be vacated in a thunderstorm.

Babies and non toilet trained children need proper swim nappies.

If visiting with a dog:

As a family, we love dogs, and have two crazy spaniel crosses.
For Health and Safety reasons, we would like to remind you of our requirements for visiting dogs, which we are sure as responsible pet owners, will cause you no difficulties.
~ Please ensure your pet is up to date with a complete worming programme.
~ Please ensure your pet is free from infestation (fleas!)
~ Please clear up any faeces your pet produces either in the grounds of The Old Rectory or the surrounding area.
~ Please ensure that if your pet is muddy or wet they are cleaned and dried prior to entering your apartment.
~ Dogs must not be left in apartments unattended.
~ Dogs are not permitted on the furniture or beds.
There is a surcharge for your pet of £30 per week. You are responsible for any damage caused by your dog.
We regret that a maximum of two pets per apartment can be accepted and this must be by prior arrangement.

The Games room is available as a shared facility.
The outside children’s play area is available at your own risk and there are guidelines displayed on a notice for using it which reflect our risk assessment.

The laundry room is available for use as a shared facility at an additional charge per wash (£3 – coins required) to cover electricity and water costs. Laundry is open 9-6pm daily.
