Access Statement for The Old Rectory

Introduction

We have 6 self catering apartments located within this Georgian Mansion refashioned in the 1820s. One apartment on the ground floor has a separate entrance, with the remaining apartments accessed from the car park through the main front door and entrance lobby. • Lanreath has no bus service and a holiday here really needs a car. The closest bus runs to Looe from Pelynt, 2 miles away
• There is a train station in Looe (6 miles - a branch line to Liskeard) and Liskeard (11 miles)
• Shopping can be pre-ordered from food4myholiday.com and will be delivered pre arrival

Arrival & Car Parking Facilities

• The Old Rectory has a courtyard at the front with parking in marked spaces for 6 cars (one per apartment) Access is up a single track driveway.
• It is approximately 8m from the rear of the car to the entrance, depending on the parking space chosen.
• The entrance is at the front and is level access into a slate lobby. This entrance door is permanently open and is 90cm wide. The slate lobby is 4.75m long and 1.56m wide.

Main Entrance & Reception

• The main entrance into the building is via a door 86cm wide, hinged on the left. This door can be latched open.
• Access is level without steps
• Inside the front entrance is an L-shaped hall. This main reception area is m wide, with the narrowest part of the hall being adjacent to a sideboard and measuring 135cm. This part of the hall contains the pay-phone and 2 fire extinguishers.

Public Areas - General (Internal)

• Decor is contrasting and generally split by a dado rail throughout.
• The stairs to the upper floors are at the end of the reception area as is the access to the owners apartment (clearly labelled doorbell available)
• Apart from Caerhays, which has its own access directly from the carpark, our remaining 5 apartments are all accessed from reception via a flight of stairs (Heligan apartment requires an additional flight of stairs to be climbed)
• The main staircase is 86cm wide. There are 19 stairs, which turn through 90 degrees at the top of the flight over 4 stairs ascent. There is a handrail to the left. The average stair tread is 17cm.
• The first floor corridor is 7.27m long and 122cm wide.
• There is one step up to Fowey and Gorran apartments, 18cm deep.
• There is one step down to Daymer, Epphaven and Heligan apartments, 21cm deep.
• The corridor has a fire alarm bell and extinguisher.

Laundry

• There are 2 shallow steps up into the laundry, 6.5 and 5cm deep. There is then a step down 46cm wide and 22cm deep.
• The door opens outwards
• The walls and floor are contrasting with the floor being laminate.
• There are 2 front loading washing machines and a front loading tumble dryer.

Shop

• Not available on site. The village shop is located approx 200m down the driveway.

Outdoor Facilities

• Access to the children's play area is off the east lawn through an archway and down some shallow steps
• A table tennis table is available on the east lawn.
• A barbeque is available on the east lawn
• The outdoor heated swimming pool is available from end May to mid September. It is accessed by crossing the slightly sloping East lawn and through a gate which opens outwards. The pool is completely enclosed by wrought iron fencing. Access further requires descent of 2 flights of x stone steps. Loungers are available on the south terrace pool area.

Grounds and Gardens

• The large East Lawn is available for guest use. There is a slight slope present at one point, with steps around the garden to further areas of planting.
• The south terrace is available during the times of swimming pool opening (usually 10am-7pm). In the rare event that the proprietors are both called off the premises the pool will be unavailable and the gates locked.

Additional Information

• An information folder is provided in all apartments.
• Light switches are at a sensible height to reach from the sitting or standing position. Most powerpoints are located above the skirting boards.
• Information leaflets on local attractions are available in reception and in a basket in each apartment.
• DVDs are available to loan during your stay, with a list of available titles in reception.
• Ice creams can be purchased from 10am-9pm.

Access Statement For Caerhays Apartment

Introduction

Caerhays apartment is located on the ground floor, with direct access from the car park. The apartment sleeps 2 in a double bed.

Main Entrance & Reception

• The entrance door to the apartment opens off the courtyard.
• There are 2 steps up from the gravelled car park, both 92cm wide. The first is 9.5cm high and 44cm deep and the second 19cm high and 41cm deep. There is an 8cm high weatherboard on this top step.
• The entrance door is 72cm wide and opens inwards to the left.
• There is a support rail to the right of the steps with a mid height of 104cm.
• The entrance door opens directly into the lounge.
• The lounge has laminate flooring and no rugs. It measures 4.1m x 4m
• There is a 2 seater chesterfield sofa and armchair.
• Dining table has legs on each corner and measures 122 x 84cm. There are 4 chairs.
• TV provided with free view box, video recorder and DVD player. Stereo with CD and Tape.
• A door from the right hand side of the lounge opens onto the inner lobby which measures 1.5m x 2.8m. The door is 80cm wide.

Bedroom

• The bedroom is accessed from an inner lobby off the lounge.
• The bedroom measures 3.75m x 2.9m and has greater than 1 m clearance around the bed.
• The double bed has a metal framework with the mattress cm off the floor
• There is a large double wardrobe.

Bathroom, Shower-room & WC

• Door width 79cm
• Toilet seat height 40cm
• Bath height is 54cm. The shower is located over the bath, with a shower screen.
• There is a support rail to the left of the shower
• There is 1m clearance at the side of the bath
• The floor is linoleum, with moderate contrast with the white tiled walls. The bathroom fittings are also white.

Self-Catering Kitchen

• The kitchen is located off the inner lobby to the right of the rear lounge door.
• The doorway entrance is 69cm, although no door is fitted.
• Kitchen is galley style
• Work surface height is 89cm
• Oven located under work surface and oven door is drop down.
• Halogen hob is 89cm high
• There is a single wall unit located over the work surface; top shelf is 88cm above the work surface.
• Larder fridge freezer available.
• Good contrast between floor, cupboards and other surfaces.
• Flooring is laminate
• There is 1.2m clearance between the worktop and the opposite wall

 

Access Statement For Daymer

Introduction

Daymer is a one or two bedroomed apartment located off the first floor landing. It is south and west facing and has stunning views from the lounge and bedrooms.

Main Entrance & Reception

• Please see the detailed description in the general area of the access statement for details of access to the first floor landing from the car park.
• There are two steps up to the main entrance of Daymer apartment. The door opens inwards to the right hand side. The maximum step height is 18cm, with a minimum depth of 29cm and a minimum width of 81cm.
• The entrance door is 79cm wide and opens into a hall 3.7m x 1.03m. The bathroom, kitchen and lounge open off this hallway. Both the double and twin bedrooms are accessed from the lounge, with the doors on opposite walls.
• The lounge door at the end of the entrance hall is 89cm wide.
• The lounge measures 4.8 x 3.6m.
• There is a two seater sofa and two armchairs.
• The dropleaf table is 91cm x 126cm. access around the room is more limited when the table is fully extended. There are 4 chairs.
• TV provided with freeview box, video recorder and DVD player. Stereo with CD and Tape.

Bedrooms

• Daymer has one double bedroom measuring 3m x 4.8m
• The door is 88cm wide and opens outwards to the right
• There is excellent access around the bed.
• There is a large double wardrobe (rail height 155cm) and one armchair
• As a two bedroom option Daymer also has a twin room. Access is from the lounge through a door 87cm wide.
• There are two 3ft standard twin beds with good access around.
• The room has two double wardrobes (rail height 2m) and two armchairs.

Bathroom, Shower-room & WC

• Door width 75cm.
• Toilet seat height 44cm.
• Washbasin height 79cm.
• Bath height is 56cm. An electric shower is located over the bath, with a shower screen.
• There is a heated towel rail.
• The distance from the bath to the wall is 84cm and 55cm by the sink.
• The floor is linoleum, with moderate contrast with the white tiled walls. The bathroom fittings are also white.

Self-Catering Kitchen

• The kitchen opens from the hallway with an offset angled entrance measuring 75cm. There is no door fitted.
• The kitchen is compact and fitted on two sides. There is a fridge with freezer above on the third side
• Electric cooker is left hand opening with hob at 93cm
• Work surfaces are 93cm high.
• There are some wall units, with the top shelf therein 85cm above the worktop.

Access Statement For Epphaven

Introduction

Epphaven apartment is located on the first floor. It has a double bedroom and a large twin bedroom which can accommodate additional beds.

Main Entrance & Reception

• Epphaven is located at the end of the m long first floor landing
• The entrance door is 82cm wide and opens directly into the lounge.
• The lounge measures 6.6 x 3m and has an integral kitchen. It has a three seater sofa and two armchairs. There is a sideboard with easy access. The table measures 151 x 105cm and has 4 legs. There are 6 chairs. There is a TV provided with freeview box, video recorder and DVD player. Stereo with CD and Tape.

Bedrooms

• Both the double and twin bedrooms open off the lounge.
• The double bedroom has a standard double bed with excellent all round access. the door to the double bedroom is 66cm wide.
• The twin bedroom measures 4.3 x 4.7m. The entrance door is 79cm wide. There are two standard 3ft twin beds with access on all sides. There are two single wardrobes and a 2 seater cottage style sofa.
• If Epphaven is chosen as a three bedroom option, the door to the third bedroom (Gorran double) opens from the twin bedroom. There are steps up. The whole of Gorran apartment becomes available with this option and details of the remaining additional facilities can be found in the access statement for Gorran.

Bathroom, Shower-room & WC

• The bathroom is accessed from a small inner corridor reached from the end of the lounge/kitchen area. There are 2 steps up to this corridor, which measures 167 x 136cm. The tread height is 20cm and the entrance width 73cm. There is a grab rail to the right of the two steps.
• The bathroom door is 73cm wide.
• Toilet seat height is 43cm.
• Bath height is 56cm, with a shower over the bath, having a shower screen.
• Washbasin is 79cm high.
• There is a heated towel rail.

• The floor is linoleum, with moderate contrast with the white tiled walls. The bathroom fittings are also white.

Self-Catering Kitchen

• The Kitchen is galley style and integral within the lounge. It measures 2.03m wide. Clearance between the work surfaces is 74cm.
• Work surface is 94cm high. There are no wall units.
• There is a standard freestanding cooker with a separate grill compartment above the oven. The oven door is left hand opening.
• There is a fridge with right hand opening door and separate freezer above.

 

Access Statement For Fowey

Introduction

Fowey is a two or three bedroom apartment on the first floor with views both over the east lawn and over the south terrace and valley beyond

Main Entrance & Reception

• Please see the detailed description in the general area of the access statement for details of access to the first floor landing from the car park.
• Fowey is located up one step on the first floor landing close to the head of the stairs.
• The entrance door is 82 cm wide; right hand opening. It opens into a hallway 130cm wide and 6m long. All rooms open from this hallway apart from the third bedroom if required which is accessed from the lounge.
• The lounge is at the end of the corridor.
• The door width into the lounge is 84cm. The room measures 4.5 x 4.5m
• There is a three seater sofa and three armchairs. The table is 161cm x 97cm and has two central legs. there are six padded dining chairs. The access around the table is excellent.
• TV provided with freeview box, video recorder and DVD player. Stereo with CD and Tape.
• The third bedroom, a twin, is accessed from the lounge via two doors 82cm wide with a short corridor of 79cm between them. This bedroom is described in the statement for Daymer as its twin.

Bedrooms

• The door to the double bedroom is 84cm wide.
• There is a standard 4ft 6 double bed with at least 70cm clearance around it.
• There is a double wardrobe
• The door to the twin bedroom is 86cm wide.
• The room has two standard twin beds, one against the wall, with 63cm between the beds. There is 1.4m clearance at the end of the bed and a minimum of 1.5m from the side of the bed to the wall. There are two single wardrobes. The room also has a fitted sink, height 84cm.

• The door to the bathroom is 79cm wide, left hand opening.
• Toilet seat height 44cm.
• Washbasin height 80cm.
• Bath height is 55cm. An electric shower is located over the bath, with a shower screen.
• There is a heated towel rail.
• The distance from the bath to the wall is 72cm.
• The floor is linoleum, with moderate contrast with the white tiled walls. The bathroom fittings are also white.

Self-Catering Kitchen

• The entrance to the kitchen is 83cm wide. There is no door.
• Worksurfaces are at 89cm high. Freestanding cooker is 88cm high, with a grill compartment with drop down door above the oven, the door of which opens to the left.
• The fridge has a 28cm high freezer compartment above it. The highest fridge shelf is 63cm.
• There are some wall units; the maximum height of the top shelf in these from the work surface is 94cm.
• Clearance from the units to the wall is 180cm. There is a cupboard in the kitchen housing the hot water cylinder.
• The flooring is laminate, with fair contrast with the units and excellent contrast with the walls.

 

Access Statement For Gorran

Introduction

Gorran is a one bedroom apartment located on the first floor. The lounge has views over the east lawn of the garden.

Main Entrance & Reception

• Gorran is located up one step on the first floor landing close to the head of the stairs.
• The main door to the apartment is 80cm wide, right hand opening. It leads to a hallway 3.1 x 1.28m, from which all other rooms are accessed.
• The doorway to the lounge is 84cm wide, hinged to the left.
• There is a two seater sofa bed and one armchair. The sofa bed is 128cm wide and 186cm long.
• The table has 4 legs, is against the wall on two sides and measures 152 x 93cm. There are two chairs with padded seats and a further two chairs available in the bedroom. There is good access around the room except when the sofa bed is in use, when there is only 46cm table clearance.
• The floor is carpeted with good contrast between wall and floor.
• TV provided with free view box, video recorder and DVD player. Stereo with CD and Tape.

 

Bedrooms

• The bedroom opens from the end of the hall. The door width is 85cm, with the door hinged to the left.
• There is a super king bed (width 182cm; height 62cm)which can be converted to two 3ft singles if required. The total space between these single beds is 178-182cm, with one located against the wall. The access around the super king gives 40cm on one side to the chest of drawers and 125cm on the other.
• The double wardrobe has easy access. Rail height is 2m.
• If this apartment forms part of Epphaven as a three bedroom option, the door to Epphaven twin is located in the corner. It is 79cm wide and 180cm (5ft 11) high. There are 2 steps down to the twin bedroom. This door is locked with a soundproof divider when not in use.

Bathroom, Shower-room & WC

• The door is 66cm wide, right hand opening.
• Toilet seat height is 41cm
• Sink height is 80cm
• Bath height is 52cm, with shower over the bath and shower screen.
• The floor is linoleum, with white walls, tiles and bathroom furniture.

Self-Catering Kitchen

• The galley style kitchen is semi open plan to the lounge/dining area. The entrance is 69cm wide, with no door, opening directly from the lounge entrance.
• Worktop height is 94cm, with 84cm between the work surfaces on either side.
• The freestanding oven has a drop down door with integral grill. It stands 90cm high.
• The fridge has a 25cm separate freezer compartment above it and the highest fridge shelf is 63cm.
• The flooring is lino tiled with good contrast between the floor and walls and units.

Access Statement For Heligan

Introduction

Heligan is a two bedroom apartment located on the second floor of the house. The main staircase must be ascended and then another stairway beyond the apartment door.

Main Entrance & Reception

• Please see the detailed description in the general area of the access statement for details of access to the first floor landing from the car park. The doorway to Heligan is half way along the first floor landing. The door is 83cm wide, left hand opening outwards onto the landing. The door gives directly onto the stairs which are 90cm wide with 14 steps in total, at an individual depth of 17cm. There is a 90 degree turn at the base. The top of the stairs is fitted with a door-like stairgate 87cm wide and leads onto an L-shaped hallway 87cm wide, with a lobby to the right 130cm wide leading to the bathroom and twin bedroom.
• In general, this apartment has lower ceilings than the rest of the apartments, which benefit from high ceilings. The ceilings in this apartment tend to be beamed and slope at the edges into the eaves.
• The lounge is accessed off the hallway through a door 70cm wide. The room measures 3.9 x 5m. It has a two seater cottage style sofa and two armchairs. The round table with one central leg is 106cm wide and has 4 chairs. There is an additional pull out truckle bed 2ft 6 wide.

Bedrooms

• The double bedroom doorway is 71cm wide. There is a standard pine framed double bed with excellent access all around. There is a double wardrobe and a single robe.
• The door to the twin is 74cm wide. There are two standard pine twin beds, both against the wall on one long side, with 80cm between the beds. There are two single wardrobes.

Bathroom, Shower-room & WC

• Bathroom door is 74cm wide.
• Toilet seat height is 42cm. Ceiling height at this point is 6ft, leading backwards over the toilet to the slope of the eaves.
• Washbasin height is 79cm
• Bath height is 52cm, with shower over the bath and shower screen. There is 58cm clearance between the bath and sink.

Self-Catering Kitchen

• Kitchen access is from the lounge. It is 65cm wide, with no door. The kitchen is large and galley style with good access (smallest width 94cm) between the work surfaces on either side.
• Worktops are 96cm high. There are some wall units, with the highest shelf 70cm higher than the work surface.
• The freestanding cooker has a drop down door and integral grill.
• The fridge is above the freezer which has three deep drawers.
